Homeowners Insurance FAQs

What are deductibles and are they required?
A deductible is a dollar amount that the insured chooses and agrees to pay towards a claim prior to an insurance carrier making any payments. Most Homeowners policies contain deductible provisions applicable to losses. 

Am I required to have Homeowners insurance if I own a home?
You can legally own a home without Homeowners insurance, however, if you finance your home with a mortgage, your lender most likely will require you to insure it. 

(If you live in flood zone, your lender may also require you to purchase Flood insurance.)

What is a home inventory and why should I complete one?
A home inventory is simply a list of your personal possessions along with their estimated financial value. A home inventory will help you provide a detailed list to your insurance agent of anything you may have lost if your home is damaged or destroyed in a covered claim.

What's the difference between canceling and nonrenewing a Homeowners insurance policy?
Canceling a Homeowners insurance policy and choosing not to renew it are two very different actions an insurance company can take.

Typically, insurance companies can only cancel an active policy if one or all of the following occurred:

  • The policy has been in effect less than 60 days;
  • You fail to pay the premium; and/or
  • You commit fraud or the insurance company discovers serious misrepresentations on your application.

Nonrenewing a Homeowners insurance policy is a decision you or your insurance company make to discontinue coverage at the end of a policy term. In Maine, if your insurance company chooses to nonrenew your policy at the end of the policy term, you must be notified and provided with an explanation within a specified time period.

When can an insurance company cancel my Homeowners coverage during the policy term?
Your policy may be cancelled for these reasons:

  • Non-payment of premium; and/or
  • Material misrepresentation/fraud;

How much would it cost to rebuild my home at today's prices?
Your home is probably the single largest investment you'll ever make. By insuring your home, you are helping to protect your investment and your equity.

Estimating the cost to build your home will help you to make a determination of the amount of insurance you will want to purchase. The primary factors that will determine the cost to rebuild your home include:

  • Local construction costs and the square footage of the structure;
  • The type of exterior wall construction – frame, masonry (brick or stone) or veneer – and the type of roof;
  • The style of the house (e.g., cape, colonial);
  • The number of bathrooms and other rooms; and
  • Attached garages, fireplaces, exterior trim and other special features.
